Recent Projects


City of Murrieta Noise Impact Analysis for an approximately 19,000 square foot retail project.  The report analyzed the noise impacts of the project (including those from a proposed tire store) on nearby residential uses and recommended appropriate mitigation measures.

Orange County Traffic Impact Analysis for an approximately 25,000 square foot medical office requesting to amend the Land Use Element of the General Plan to increase the floor area ratio from 0.5 to 1.0.  The report included a traffic phasing ordinance analysis and a California Environmental Quality Act analysis.

San Bernardino County Traffic Impact Analysis for a 500 student elementary school analyzing the Levels of Service for Existing, Opening Year, and Year 2030 traffic conditions.

Orange County Parking Analysis for a project with approximately 400,000 square feet of warehouse land use and 65,000 square feet of office land use.  The project is proposed to be constructed in two phases.
